Ned\u00e1vn\u00e1 studie port\u00e1lu Expats.cz zjistila, \u017ee v\u00edce ne\u017e 70 % \u010desk\u00fdch ob\u010dan\u016f pova\u017euje investice do nemovitost\u00ed za nejlep\u0161\u00ed zp\u016fsob, jak dlouhodob\u011b chr\u00e1nit sv\u016fj kapit\u00e1l. Tento trend, podpo\u0159en\u00fd rostouc\u00ed d\u016fv\u011brou v s\u00edlu tohoto sektoru, zv\u00fd\u0161il popt\u00e1vku po nemovitostech po cel\u00e9 zemi, zejm\u00e9na v Praze, Brn\u011b a dal\u0161\u00edch velk\u00fdch m\u011bstech.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Jedn\u00edm z d\u016fvod\u016f tohoto trendu je glob\u00e1ln\u00ed ekonomick\u00e1 nejistota. Akciov\u00fd trh, a\u010dkoli n\u011bkdy slibn\u00fd, je \u010dasto vystaven vysok\u00e9 volatilit\u011b, zat\u00edmco kryptom\u011bny, p\u0159esto\u017ee v posledn\u00edch letech v\u00fdrazn\u011b vzrostly, jsou vn\u00edm\u00e1ny jako extr\u00e9mn\u011b rizikov\u00e1 volba. Vzhledem k t\u011bmto nejistot\u00e1m je investice do nemovitost\u00ed, kter\u00e1 nab\u00edz\u00ed hmatatelnost a mo\u017enost generovat stabiln\u00ed p\u0159\u00edjem z pron\u00e1jmu, pro mnoho lid\u00ed nejbezpe\u010dn\u011bj\u0161\u00ed a nejv\u00fdnosn\u011bj\u0161\u00ed volbou.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">V \u010cesk\u00e9 republice je tento jev obzvl\u00e1\u0161t\u011b v\u00fdrazn\u00fd. N\u00edzk\u00e9 \u00farokov\u00e9 sazby hypot\u00e9k v kombinaci s rostouc\u00ed popt\u00e1vkou po bydlen\u00ed ve m\u011bstech \u010din\u00ed n\u00e1kup nemovitost\u00ed dostupnou volbou pro mnoho rodin. S rostouc\u00edmi \u017eivotn\u00edmi n\u00e1klady nav\u00edc \u010ce\u0161i vn\u00edmaj\u00ed koupi nemovitosti jako zp\u016fsob ochrany p\u0159ed inflac\u00ed a znehodnocen\u00edm m\u011bny. Tento konzervativn\u00ed p\u0159\u00edstup k investov\u00e1n\u00ed, typick\u00fd pro m\u00edstn\u00ed obyvatelstvo, vedl v posledn\u00edm desetilet\u00ed k trval\u00e9mu r\u016fstu cen na \u010desk\u00e9m trhu s reziden\u010dn\u00edmi nemovitostmi.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u010cesk\u00e1 republika nen\u00ed pouze \u00farodnou p\u016fdou pro m\u00edstn\u00ed investory, ale st\u00e1le v\u00edce p\u0159itahuje i z\u00e1jem zahrani\u010dn\u00edch kupc\u016f. Podle organizace Czech Society se st\u00e1le rostouc\u00ed komunita italsk\u00fdch investor\u016f za\u010d\u00edn\u00e1 na \u010desk\u00fd realitn\u00ed trh d\u00edvat jako na \u017eivotaschopnou alternativu k vysp\u011blej\u0161\u00edm a dra\u017e\u0161\u00edm evropsk\u00fdm trh\u016fm, jako jsou ty v N\u011bmecku, Francii nebo Velk\u00e9 Brit\u00e1nii. Atraktivita \u010desk\u00e9ho trhu s bydlen\u00edm pro zahrani\u010dn\u00ed z\u00e1jemce spo\u010d\u00edv\u00e1 p\u0159edev\u0161\u00edm ve st\u00e1le konkuren\u010dn\u00edch cen\u00e1ch ve srovn\u00e1n\u00ed s mnoha m\u011bsty v z\u00e1padn\u00ed Evrop\u011b a v ekonomick\u00e9 stabilit\u011b zem\u011b.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Podle zpr\u00e1vy agentury CzechInvest tvo\u0159ili zahrani\u010dn\u00ed investo\u0159i p\u0159ibli\u017en\u011b 30 % v\u0161ech realitn\u00edch transakc\u00ed v \u010cesk\u00e9 republice v roce 2023, p\u0159i\u010dem\u017e v\u00fdrazn\u011b vzrostly investice z It\u00e1lie, kter\u00e9 se oproti p\u0159edchoz\u00edmu roku zv\u00fd\u0161ily o 20 %.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Zejm\u00e9na segment nebytov\u00fdch prostor za\u017e\u00edv\u00e1 rychlou expanzi. \u010cl\u00e1nek od Assocamerestero poukazuje na to, \u017ee st\u00e1le v\u00edce italsk\u00fdch investor\u016f zkoum\u00e1 p\u0159\u00edle\u017eitosti v komer\u010dn\u00edm realitn\u00edm sektoru, p\u0159i\u010dem\u017e je l\u00e1k\u00e1 rostouc\u00ed popt\u00e1vka po kancel\u00e1\u0159sk\u00fdch prostorech, skladech a logistick\u00fdch za\u0159\u00edzen\u00edch. V posledn\u00edch p\u011bti letech tento sektor zaznamenal v\u00fdznamn\u00fd r\u016fst, kter\u00fd je poh\u00e1n\u011bn rozvojem e-commerce a nal\u00e9havou pot\u0159ebou modern\u00edch a pokro\u010dil\u00fdch logistick\u00fdch infrastruktur.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Praha a Brno se st\u00e1vaj\u00ed strategick\u00fdmi centry pro mezin\u00e1rodn\u00ed spole\u010dnosti d\u00edky sv\u00e9 centr\u00e1ln\u00ed geografick\u00e9 poloze v Evrop\u011b, kter\u00e1 z nich \u010din\u00ed ide\u00e1ln\u00ed m\u00edsta pro distribuci zbo\u017e\u00ed po cel\u00e9m regionu. Tento rychle expanduj\u00edc\u00ed segment nab\u00edz\u00ed vy\u0161\u0161\u00ed v\u00fdnosy d\u00edky stabilit\u011b dlouhodob\u00fdch pron\u00e1jm\u016f a rostouc\u00ed p\u0159\u00edtomnosti nadn\u00e1rodn\u00edch spole\u010dnost\u00ed, kter\u00e9 zde zakl\u00e1daj\u00ed sv\u00e1 s\u00eddla nebo provozn\u00ed centra. V posledn\u00edch p\u011bti letech vzrostl \u010desk\u00fd sektor logistick\u00fdch nemovitost\u00ed o 35 %, p\u0159i\u010dem\u017e Praha a Brno p\u0159edstavuj\u00ed 60 % nov\u00fdch projekt\u016f. Popt\u00e1vka po skladech a logistick\u00fdch prostorech vzrostla o 40 %, aby vyhov\u011bla pot\u0159eb\u00e1m velk\u00fdch e-commerce platforem, jako jsou Amazon a Zalando.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Navzdory pozitivn\u00edmu obrazu \u010desk\u00fd trh s nemovitostmi \u010del\u00ed i n\u011bkter\u00fdm v\u00fdzv\u00e1m, zejm\u00e9na pokud jde o omezenou nab\u00eddku nov\u00fdch budov. Tempo v\u00fdstavby, zejm\u00e9na v reziden\u010dn\u00edm sektoru, nedosta\u010duje rostouc\u00ed popt\u00e1vce, co\u017e d\u00e1le p\u0159isp\u00edv\u00e1 k r\u016fstu cen.
