In place of the historic Chemapol building, a new residential complex will be developed featuring <strong data-start=\"365\" data-end=\"426\">commercial apartments, rental housing, and a kindergarten<\/strong>. The project is being promoted by real estate developer <strong data-start=\"483\" data-end=\"494\">Daramis<\/strong> and represents one of the most significant interventions in the regeneration process of Prague 10. The completion of the works is scheduled for <strong data-start=\"639\" data-end=\"647\">2032<\/strong>, marking a definitive transition from a former office hub to a new multifunctional urban neighborhood.<\/p>\n<h3 data-start=\"752\" data-end=\"791\">From a 1970s building to demolition<\/h3>\n<p data-start=\"793\" data-end=\"1334\">The Chemapol building, designed by architects <strong data-start=\"839\" data-end=\"879\">Zdenka Nov\u00e1kov\u00e1 and Dagmar \u0160est\u00e1kov\u00e1<\/strong>, was constructed in the early 1970s as a large office complex. In later years, attempts were made to grant it cultural heritage status, but without success. Numerous renovations, combined with changes to the fa\u00e7ade, now characterized by bright colors, have gradually stripped the building of much of its original architectural value. For this reason, the authorities did not grant landmark protection, paving the way for <strong data-start=\"1299\" data-end=\"1313\">demolition<\/strong> and new development.<\/p>\n<h3 data-start=\"1336\" data-end=\"1385\">A project shared by the city and the investor<\/h3>\n<p data-start=\"1387\" data-end=\"1986\">The City of Prague and Daramis have reached an agreement on several key points. First, the entire area will be subject to an <strong data-start=\"1512\" data-end=\"1540\">architecture competition<\/strong>, aimed at ensuring design quality and urban integration. Second, the development will also include <strong data-start=\"1640\" data-end=\"1658\">municipal land<\/strong>, making it possible to create a single, cohesive complex. The site forms a triangle between <strong data-start=\"1751\" data-end=\"1789\">Koda\u0148sk\u00e1, Kavkazsk\u00e1, and Moldavsk\u00e1<\/strong> streets, which is set to become a new urban block. The plan includes both private buildings and a <strong data-start=\"1888\" data-end=\"1945\">municipal residential building with rental apartments<\/strong> and public services on the ground floor.<\/p>\n<h3 data-start=\"1988\" data-end=\"2036\">Apartments, services, and a new kindergarten<\/h3>\n<p data-start=\"2038\" data-end=\"2654\">The new complex will feature retail spaces and services on the ground floor, designed to activate the surrounding streets and strengthen neighborhood life. On the upper floors, <strong data-start=\"2215\" data-end=\"2233\">modern housing<\/strong> will be provided for a diverse population, including young professionals, families with children, and seniors. A central element of the project is the construction of a <strong data-start=\"2403\" data-end=\"2460\">kindergarten with four classrooms and a fenced garden<\/strong>, to be delivered under a planning agreement with the City. In addition, the investor will contribute <strong data-start=\"2562\" data-end=\"2583\">50 million CZK<\/strong> to the city\u2019s budget, reinforcing the public value of the development.<\/p>\n<h3 data-start=\"2656\" data-end=\"2703\">Vr\u0161ovice at the heart of urban regeneration<\/h3>\n<p data-start=\"2705\" data-end=\"3373\">The Chemapol project is part of a broader transformation underway in Vr\u0161ovice. In the coming years, the regeneration of <strong data-start=\"2825\" data-end=\"2850\">Svatopluk \u010cech Square<\/strong>, the reconstruction of the <strong data-start=\"2878\" data-end=\"2892\">Koh-i-noor<\/strong> complex, and the development of the so-called <strong data-start=\"2939\" data-end=\"2960\">railway promenade<\/strong> on the former line between Vr\u0161ovice and Stra\u0161nice are all planned. The architecture competition has already been announced and will take place between January and June next year. If the approval process proceeds as planned, demolition could begin by 2029, with construction completed in <strong data-start=\"3248\" data-end=\"3256\">2032<\/strong>, resulting in a <strong data-start=\"3273\" data-end=\"3329\">modern, sustainable, and well-integrated urban block<\/strong> within the historic fabric of the district.<\/p>\n<p data-start=\"2705\" data-end=\"3373\"><em>Source: e15<\/em><br \/>\n<em>Image source: e15<\/em><\/p>\n","protected":false},"excerpt":{"rendered":"<p>The future of the Chemapol area in Vr\u0161ovice In the Prague district of Vr\u0161ovice, a major urban transformation is about to take shape.
