According to an analysis by the real estate platform <em><strong>F\u00e9rMakl\u00e9\u0159i.cz<\/strong><\/em>, average prices increased by <strong>19%<\/strong> year on year, reaching <strong>81,104 Czech crowns per square meter<\/strong> at the national level. Quarter-on-quarter comparison also shows solid growth, up <strong>3%<\/strong> compared to the third quarter of the year. The increase affected all major Czech cities, confirming a phase of strong momentum in the real estate market, driven by domestic demand as well as macroeconomic factors such as inflation and financing costs.<\/p>\n<h3>Prague and Brno remain the most expensive cities<\/h3>\n<p>As expected, <strong>Prague<\/strong> once again ranks as the city with the highest prices. At the end of 2025, one square meter of a second-hand apartment in the capital was sold for an average of <strong>151,085 Czech crowns<\/strong>, marking an <strong>11%<\/strong> annual increase. <strong>Brno<\/strong> follows as the second most expensive city in the country, with an average price of <strong>118,040 Czech crowns per square meter<\/strong>, up <strong>10%<\/strong> year on year. In practical terms, a second-hand 80-square-meter apartment in Prague exceeded <strong>12.1 million Czech crowns<\/strong>, an increase of about <strong>1.2 million<\/strong> compared to the previous year. In Brno, the same property costs on average <strong>9.44 million Czech crowns<\/strong>, nearly <strong>900,000 Czech crowns more<\/strong> than in 2024.<\/p>\n<h3>Strongest growth in traditionally more affordable cities<\/h3>\n<p>While Prague and Brno lead in terms of absolute prices, the strongest percentage growth was recorded in historically more affordable areas. <strong>\u00dast\u00ed nad Labem<\/strong> posted the highest annual increase, at <strong>29%<\/strong>, bringing the average price to <strong>49,002 Czech crowns per square meter<\/strong>. <strong>Ostrava<\/strong> also showed strong momentum, with an increase of over <strong>21%<\/strong> and an average price of <strong>64,697 Czech crowns per square meter<\/strong>. These figures point to a gradual territorial rebalancing of the market, with growing buyer interest in secondary cities, driven by still competitive prices and improved housing affordability.<\/p>\n<h3>Positive trend also in mid-sized cities<\/h3>\n<p>In mid-sized cities, price growth remains solid but more moderate. In <strong>Hradec Kr\u00e1lov\u00e9<\/strong>, the average price reached <strong>93,190 Czech crowns per square meter<\/strong>, representing a <strong>16%<\/strong> year-on-year increase. <strong>Plze\u0148<\/strong> recorded a <strong>14%<\/strong> rise, reaching <strong>83,956 Czech crowns per square meter<\/strong>. Growth was more moderate, yet still significant, in <strong>\u010cesk\u00e9 Bud\u011bjovice<\/strong> and <strong>Olomouc<\/strong>, where prices increased by around <strong>10%<\/strong> compared to the previous year. These data confirm a broadly shared upward trend, albeit with varying intensity across urban areas.<\/p>\n<h3>Quarterly comparison and future outlook<\/h3>\n<p>Looking at the quarter-on-quarter comparison, second-hand apartment prices increased in all major Czech cities between the third and fourth quarters of 2025. The increases range between <strong>1% and 4%<\/strong>, with the strongest rises once again recorded in <strong>\u00dast\u00ed nad Labem<\/strong> and <strong>Ostrava<\/strong> (+4%). Prague, Brno, Plze\u0148 and Olomouc saw more moderate increases, around 1%. Overall, the picture suggests a market that is still expanding, with prospects for further growth in the short term, particularly in regions that have so far been considered more affordable.
