Streamlining bureaucracy would gradually increase the supply of new projects and help ease price pressures. At the same time, both investors and end buyers are placing <strong>growing emphasis on energy efficiency, construction quality, and long-term sustainability<\/strong>. These factors are becoming <strong>decisive in property selection<\/strong> and will significantly shape the characteristics of future developments.<\/p>\n<h3 data-start=\"2641\" data-end=\"2693\">Prague under pressure, regions gaining momentum<\/h3>\n<p data-start=\"2694\" data-end=\"3036\"><strong>The market in <span class=\"hover:entity-accent entity-underline inline cursor-pointer align-baseline\"><span class=\"whitespace-normal\">Prague<\/span><\/span> remains solid but structurally imbalanced.<\/strong> The supply of new apartments is insufficient to meet demand, particularly for <strong>smaller units, which are quickly disappearing from the market<\/strong>. Without faster permitting processes, this imbalance is unlikely to change substantially in the short term.<\/p>\n<p data-start=\"3038\" data-end=\"3626\">As a result, <strong>interest in suburban areas around the capital is increasing<\/strong>, offering more affordable alternatives to the city center.
