Ending a Tenancy in Prague: How to Leave Before Your Contract Expires

5. 10. 2026

Check your contract before planning your move

An internship ending unexpectedly or a job relocation may mean leaving your home earlier than planned. However, moving out and returning the keys does not automatically end your tenancy. When ending a tenancy in Prague, your first step should be to reread the agreement you signed. Identify its duration, expiry date and any clauses covering early termination. Also check whether you have a tenancy or a sublease: you need to establish the contractual relationship before applying the relevant rules.

Understand fixed-term and open-ended agreements

With an open-ended tenancy, tenants can generally give notice without stating a reason, observing a three-month notice period. For a fixed-term agreement, you should examine the contractual conditions instead. The law also allows termination when circumstances change substantially and continuing the tenancy cannot reasonably be required. A necessary relocation for work may be an example, although the individual situation needs assessment. Before announcing your departure date, establish which option applies to your circumstances.

Consider a written agreement with your landlord

If you want to leave before your contract expires, you can propose ending the tenancy by mutual agreement. Both parties must consent to this solution. Prepare a clear proposal stating when you would like the tenancy to end. The agreement should be written and identify the parties, the property and the termination date. Clear confirmation allows you to organise your move around terms that both sides have accepted.

Calculate notice and document the handover

Notice must be written and delivered in a way that can be demonstrated. The notice period starts on the first day of the month following receipt. With a three-month period, notice received on 5 October normally means the tenancy ends on 31 January. Keep evidence of delivery and check the calendar before committing to another home.

Finally, arrange the apartment handover. Prepare a report recording the property’s condition, any defects, furnishings, meter readings and returned keys. To end a tenancy in Prague clearly, follow this sequence: review your contract, identify the available option, formalise the communication and document the handover. Each step helps prevent misunderstandings about dates and the responsibilities of both parties.
