Why Apartment Layout Matters More Than Size in Prague

9. 10. 2026

Square Metres Do Not Tell the Whole Story

Two apartments can have exactly the same floor area and still feel completely different.

A 50 m² apartment can feel open, bright and easy to live in, while another apartment of the same size may seem smaller, darker or less practical. The reason is simple: square metres measure the amount of space, but they do not explain how that space is organised.

For buyers, tenants and investors in Prague, this distinction matters. Looking only at the advertised size can give an incomplete picture of how comfortable and functional an apartment will actually be.

Layout Can Make or Waste Space

One of the biggest differences comes from the layout.

Long corridors, awkward corners or rooms with poor proportions can reduce the amount of space that is actually useful. On the other hand, a more efficient floor plan can make the same number of square metres feel much larger.

The position of the kitchen, living area and bedrooms also affects how naturally people move through the apartment. Open and well-connected spaces can create a greater sense of freedom, while too many separate or poorly connected areas can make the property feel more fragmented.

This is why two 2+kk apartments with the same floor area can offer very different living experiences.

Light and Windows Change the Perception of Space

Natural light also plays an important role in how an apartment feels.

Large windows and well-lit rooms can make interiors appear more open and comfortable. A darker apartment, even with the same floor area, may feel more enclosed.

The position of the windows matters too. Rooms with good access to daylight can feel more pleasant throughout the day, while spaces with limited natural light may appear smaller.

Ceiling height can create a similar effect. Higher ceilings can give a room a stronger sense of openness, even when the actual floor area remains unchanged.

Storage and Furniture Matter More Than You Think

The way an apartment is furnished can also influence how spacious it feels.

Large or poorly positioned furniture can make movement difficult and reduce the usable area. In contrast, practical furniture and good storage solutions can keep the main living areas more open.

Built-in wardrobes, storage spaces and well-organised kitchens can be especially important in smaller apartments. When everyday items have a clear place, the apartment can feel less crowded and easier to use.

This is one reason why a well-designed smaller home can sometimes feel more comfortable than a larger apartment with an inefficient layout.

Look Beyond the Number

When evaluating an apartment in Prague, size should be treated as a starting point rather than the final answer.

The real quality of the space depends on layout, natural light, ceiling height, storage and the way the rooms connect with each other.

For tenants and buyers, this means looking carefully at how the apartment works in everyday life. For investors and landlords, it means understanding that a well-planned layout can make a property more attractive without adding a single square metre.

The key question is therefore not only: how big is the apartment?

It is also: how well does the space work?
