According to data collected by leading property portals Bezrealitky and Maxima, and published by the Czech business outlet E15.cz, there are still parts of the country where renting a 60-square-meter apartment won’t break the bank. While the capital, Prague, continues to be unaffordable for many—with average rents exceeding CZK 24,000 per month, more than twice that of the cheapest regions—some areas offer excellent value for money for those looking to save on living expenses.

5. Vysočina: Between Cities and Countryside
The Vysočina region ranks fifth among the most affordable in the country, with an average monthly rent of CZK 13,200. Major towns like Jihlava and Třebíč tend to have slightly higher prices, but real bargains can be found in smaller towns such as Kamenice nad Lipou. In these areas, small apartments (like 1+kk or 1+1) can be rented for as little as CZK 5,000 a month. Although prices are slowly increasing, Vysočina remains one of the best regions for those who want to keep housing costs low while enjoying a quiet, well-connected lifestyle.

In fourth place is the famous Karlovy Vary region, where the average rent is around CZK 13,020 per month. Efforts to modernize and renovate the local housing stock are further enhancing the region’s appeal, combining affordable rents with updated infrastructure and a quality of life tied to its long-standing spa culture.

The South Bohemian Region (Jihočeský kraj), known for its picturesque landscapes and historic towns like České Budějovice, takes third place with an average monthly rent of CZK 12,960. Demand for housing has increased due to the presence of universities and a growing population of professionals, yet the region remains one of the cheapest places to live in the country. New housing developments aim to relieve market pressure, helping maintain reasonable prices in an area that offers both urban living and natural beauty.

At the top of the list is Ústí nad Labem, with an average monthly rent of just CZK 12,240, the lowest in the entire country. The contrast with Prague is striking: the capital’s average monthly rent stands at CZK 24,300—more than double that of Ústí nad Labem. This sharp divide highlights how much the choice of location can impact one’s budget.
