Prague Housing Market 2026: Construction Rises as Building Permits Fall
Prague Residential Construction Accelerates
The Prague housing market in 2026 is showing a strong increase in residential construction activity. According to preliminary data from the Czech Statistical Office (ČSÚ), construction started on 2,788 new apartments in Prague during the second quarter of 2026 .
This represents an increase of 59.2% compared with the same period in 2025 and a 92.4% rise compared with the first quarter of 2026.
The increase is particularly relevant for the Prague real estate market , where limited housing supply has contributed to pressure on property prices and affordability in recent years.
More New Apartments Completed in Prague
The number of completed homes also increased significantly.
Between April and June 2026, 1,240 apartments were completed in Prague , representing a year-on-year increase of 64.5% .
Most of these homes were located in apartment buildings. A total of 978 apartments , representing almost 79% of all completed units, were delivered in new residential buildings.
Higher levels of apartment construction in Prague could gradually increase the number of properties available to buyers, tenants and real estate investors. However, housing demand in the Czech capital remains strong, meaning that additional supply does not necessarily translate immediately into lower property prices.
Prague Building Permits Decline
Despite the rise in construction, building permits in Prague moved in the opposite direction.
Only 497 building permits and notifications were issued during the second quarter of 2026, down 20.1% year on year . This was the largest decrease recorded among Czech regions.
Permits concerning residential buildings declined even further, falling by 29.7% compared to the previous year .
The fall does not automatically mean that Prague will face lower housing supply in the future, but it is an indicator worth monitoring.
What Does This Mean for the Prague Housing Market?
The latest data presents a mixed picture for the Prague housing market in 2026 : more apartments are currently being built and completed, while the number of newly permitted projects is declining.
The coming quarters will therefore be important in understanding whether Prague can maintain its current pace of residential development and whether new housing supply will be sufficient to meet continued demand.
