Airbnb Prague 2026: What New Short-Term Rental Rules Could Mean for Owners

New Short-Term Rental Rules Are Back on the Agenda

Short-Term Rentals Return to the Political Agenda

Short-term rentals in Prague could soon face important regulatory changes. On 8 September 2026, the Czech Parliament begins a new session in which proposals concerning short-term accommodation are once again included on the agenda.

The discussion is particularly relevant for property owners, investors and anyone operating accommodation through online platforms such as Airbnb. However, it is important to underline that the proposed measures are not yet in force. The current debate concerns possible future rules and the development of a new regulatory framework for short-term rentals in the Czech Republic.

What Is eTurista?

One of the central elements under discussion is eTurista, a future digital system designed to register accommodation providers and short-term rentals.

According to the current information published by the Czech Ministry for Regional Development, the eTurista system is still being developed and tested. At present, the Czech Republic does not apply a general registration procedure for short-term rentals under this new system.

For property owners in Prague, this means that the situation is still evolving and that further legislative developments will need to be monitored carefully.

What Could Change for Airbnb Owners in Prague?

The proposals currently being discussed could give municipalities, including Prague, greater powers to regulate short-term rentals offered through online platforms.

Possible measures include setting a maximum number of days during which a property can be rented on a short-term basis, limiting the number of guests, or introducing different rules for specific areas of the city.

Such measures could have a direct impact on property owners who rely on short-term rentals as part of their investment strategy.

What Property Owners Should Watch

For now, no new general eTurista registration obligation is in force. Nevertheless, the renewed parliamentary discussion shows that Airbnb regulations in Prague and short-term rental rules in the Czech Republic may change in the future.

Owners, landlords and investors should therefore follow the legislative process closely and avoid assuming that proposals currently under discussion are already mandatory.

For Prague’s property market, the development of these rules could become an important factor for anyone considering short-term rental activity.
