Furnished or Unfurnished? What Rents Better in Prague?

Furnished or Unfurnished Apartment in Prague: Why the Choice Matters

For landlords in Prague, deciding whether to rent a property furnished or unfurnished is more than a question of interior design. It can influence the type of tenant the apartment attracts, the level of flexibility expected and the way the property is managed over time.

There is no single solution that works for every property. A furnished apartment in Prague may appeal more to tenants looking for convenience and an immediate move-in, while an unfurnished apartment can better suit people who want to create a more permanent home.

The right choice therefore depends on the property, its location and the type of tenant the landlord wants to attract.

International Tenants Often Value Ready-to-Live Homes

Prague has a strong international rental market. According to Svoboda & Williams, 68% of the rental contracts concluded in its sample during the first half of 2026 involved foreign clients.

This is important when considering whether to furnish a rental property. International tenants, including expats and professionals relocating to Prague, often value homes that are already equipped and ready to use. Furnished apartments can reduce the practical difficulties connected with moving to another country and buying furniture for a temporary or medium-term stay.

Students and young professionals can have similar priorities, particularly when flexibility and easy access to public transport are important.

Furnished Apartments Can Be Attractive, but Costs Matter

A furnished property can potentially support a higher rental price, but the monthly rent should not be the only factor in the decision.

An analysis of 274 Prague rental listings published in 2026 found that around 71% of the apartments in the sample were fully furnished. The same analysis showed that furnished properties had a higher average rent per square metre than unfurnished units.

However, this difference should be interpreted carefully. Location, apartment size and property type can also influence rental prices. Furnishing alone does not automatically guarantee higher profitability.

Landlords must also consider the cost of furniture, appliances, maintenance, repairs and eventual replacement. Higher tenant turnover can increase wear and create additional work between rentals.

Unfurnished Can Work Better for Long-Term Tenants

An unfurnished apartment may be more attractive to tenants who expect to remain in the property for longer and want to bring their own furniture.

For landlords, this can mean less responsibility for furniture and appliances and potentially fewer replacement costs. It may also fit larger apartments aimed at households or tenants looking for greater stability.

This is why the choice between furnished and unfurnished should not be based only on the highest possible monthly rent. Vacancy periods, tenant turnover and management costs can have an equally important impact on the rental strategy.

What Works Better in Prague?

There is no universal winner in the furnished vs unfurnished debate.

Smaller apartments, properties with good transport connections and homes targeting students, expats or international professionals may benefit from being furnished and ready to move into. Larger properties aimed at longer-term tenants may follow a different strategy.

For Prague landlords, the most useful question is therefore not simply whether furnished or unfurnished apartments rent better. It is: who is the apartment designed for?

Matching the furnishing strategy with the property and the expected tenant can make the rental offer more attractive while supporting a more efficient long-term rental strategy.
